BUYING PROCESS

When buying a property in Turkey, an official contract of sale is drawn up between the seller and the buyer
    and signed by both parties.
The next step is to acquire a tax identification number and open a bank account, at a local bank to transfer
     funds.
Foreigners wishing to buy property in Turkey must apply to the TAPU office for permission from the military.
The military investigation process takes approximately 2-3 months once approval is given you proceed to the
     actual title deed transfer.
The title deed transfer takes place at the local land registry office '' tapu dairesi''. Performed in the presence of
     a land registry official, the  transaction involves the current title deed holder, or their legal representative,
     giving consent for a new title deed (tapu) to be issued into the buyers name.

Countries with are allowed to purchase only property are;
Azerbaijan, Belarus, Chad, China, Morocco, Georgia, Iran, Kazakhastan( Resident permission for 6 months is a must), Kenya, Kyrgyzstan, Macedonia, Egypt, Moldova, Nabimia, Uzbekistan, Romania, Russia (Resident permission for 6 months is a must), Slovenia, Tajikistan, Uganda, Ukraine, Jordan.

Countries which are not allowed to purchase land or property are;
Afghanistan, United Arab Emirates, Burma, Algeria, Czech Republic, Indonesia, Eritre, Armenia, Ethiyopia, Fiji, Iraq, Cambodia, Qatar, North Korea, Kuwait, Cuba, Laos, Libya, Mongolia, Nepal, Nigeria, Oman, Slovakia, Sudan, Surinam, Saudi Arabia, Thailand, Tunisia, Vietnam, Yemen, Turkmenistan. As a Foreign National can I buy property in Turkey


Foreign nationals (real persons) are able to acquire real estate in Turkey on the conditions of a reciprocal agreement being in place with your country and that your purchase complies with all legal restrictions.

 

Are properties in Turkey Freehold or leasehold?


In general, properties in Turkey are of Freehold type.

 

What documents do I need when I buy a property in Turkey?


You will need copies of your passport, 5 passport sized photographs and a Turkish tax number which will be issued to you when you are in Turkey. Some foreign nationals also require a residence permit to buy a property in Turkey, please check whether this is applicable to you.
 

What additional costs are there in relation to the purchase?


You will need to pay stamp duty (between 1.5 – 3%), costs related to the transfer of Tapu (title deeds), Notary costs, costs for issue of the habitation licence and transfer of electric and water supply to your name. Please check when purchasing a property whether these costs are included in the price of your property.
